    As-Built Drawings for Interior Designers: Plan Furniture, Millwork, and Layouts with Confidence

    Every interior designer has lived this moment: the custom cabinetry arrives, and it's 3/4" too long for the wall. Or the sofa that looked perfect on the plan can't make it around the corner. Or the "square" room turns out not to be.

    Most of these problems come down to one thing: the design was drawn from drawings that didn't match the actual space.

    Why original plans can't be trusted

    Older homes in Toronto and across the GTA have usually been altered over the years: walls moved, bulkheads added, basements finished, additions built. The original permit drawings, if they exist, rarely reflect what's standing today. Even in newer builds, framing and finishes vary from the plans.

    Tape measurements from a quick site visit help, but they tend to capture only the dimensions someone thought to take. Anything missed becomes a problem later, once materials are ordered.

    What as-built drawings give you

    A proper as-built package documents the space as it actually exists, including:

    • Accurate floor plans with true wall locations, wall thicknesses, and room dimensions

    • Openings: door and window sizes, swing directions, and positions

    • Ceiling heights and any changes in level, bulkheads, or beams

    • Fixed elements like columns, chimneys, stairs, radiators, and mechanical locations

    • Elevations and sections showing the vertical dimensions you need for built-ins

    Instead of a rough sketch, you start from a reliable base drawing you can design directly on.

    How designers use as-builts in practice

    Furniture and space planning. With accurate dimensions, you can confirm clearances, circulation paths, and delivery routes before anything is purchased. Layouts that look right on a rough sketch often fail once real wall offsets and door swings are accounted for.

    Millwork and custom cabinetry. This is where accuracy matters most. Kitchens, vanities, wardrobes, and built-in shelving are fabricated to tight tolerances, and walls that aren't plumb or square change everything. Knowing the true conditions up front lets you design the fit, add scribes and fillers where needed, and give your shop reliable dimensions.

    Renovation layouts. When you're reworking a floor plan, an as-built shows what's structural, what's movable, and where the constraints are, so you can propose ideas that are actually buildable.

    Client presentations. Concept drawings built on accurate plans look more professional and make it easier for clients to trust your numbers on budget and scope.

    Coordination with contractors and permit designers. Sharing one accurate base drawing keeps everyone, from the contractor to the millwork shop, working from the same information. That means fewer RFIs, fewer change orders, and less back and forth.

    When to order as-builts

    The best time is before concept design begins, since every later decision builds on those dimensions. At minimum, order them before:

    • Finalizing a layout with a client

    • Ordering or fabricating custom millwork

    • Submitting drawings for a permit

    • Getting contractor pricing

    The cost of an as-built is small compared with remaking a single custom cabinet run.

    What to ask your as-built provider

    Not all existing-condition drawings are equal. Before you hire, ask:

    1. What will be measured, and to what level of detail?

    2. What format will the drawings be delivered in (PDF, DWG)? Can you work directly in them?

    3. Are elevations and ceiling heights included, or just floor plans?

    4. Will fixed features like bulkheads, beams, and mechanical elements be shown?

    5. What's the turnaround time?
